When Is It Time to Replace a Roof?

An easy way to think about your roof is by comparing it to a tire. With your car tire, it may need to be replaced if it leaks or the treads wear thin. Depending on the situation, you can choose to repair the tire or replace it if there is too much damage. Other times, you just want to replace your tires with newer ones or a different brand.

Here are some scenarios where it may be time to replace your roof.

Granular Loss on Shingles

The granules are the crushed-up rock that is the “grit” on the shingle itself. When that wears thin, that’s a sign that your shingles are wearing out and your roof is near the end of its life.

The base of the shingle is a mat made of spun fiberglass. Imagine a fiberglass furnace filter, but more compact. The mat is infused with asphalt and the granule pieces are glued together to form the shingle. So, if you are able to see the asphalt and fiberglass, that’s like seeing the steel belt inside a car tire beneath the tread. If there is a lot of fiberglass or asphalt exposed, those shingles are damaged and could need to be replaced. 

If the granules are wearing off, you may also find lots of “grit” from the shingle inside your gutters, downspouts, and underground drain lines. This can cause clogs and damage to those systems. It is also often a sign of major granulation loss and could indicate your roof needs to be replaced. 

Cracked, Creased, or Blown-Off Shingles

Severe weather is another common cause of roof damage. For example, hail can break down the mat of the shingle which can cause early shingle deterioration and lots of leaks. Also, if trees and debris fall during a storm, this can also cause roof damage.

Similarly, Mother Nature can cause roof problems by allowing a large accumulation of algae or moss growth. These growths both hold lots of moisture and can lift shingles to create gaps. This can allow rain and water to get under the roof and into your home.

Aesthetics 

  • You may want to replace the roof if you change the color scheme or other exterior features of your home. 
  • Replacing the roof can increase the home value for real estate transactions or other needs.
  • You can also replace a roof to Improve overall curb appeal.
